  • How long do foreign nationals (TC and other citizens) have to wait when buying a property in Northern Cyprus?
    In order for a foreign citizen to acquire the immovable property on his / her behalf, he / she must apply to the Council of Ministers and obtain a purchase permit. (Approximately 1-2 months for TC citizens and 6-8 months for others.)
  • Do you organize inspection trips?

  • How many properties can foreign investors and Northern Cyprus citizens buy?
    Citizens of Northern Cyprus have no limit to buying property. Republic of Turkey and Foreign nationals are entitled to one property per person in the TRNC.
  • What is the reservation deposit amount?

  • How long does the process of purchasing property in the TRNC last?
    It takes only as long as it takes you make a decision! Once you have decided on the property of your dreams, it is typically possible to meet with a solicitor to complete the sale within 24 hours.
  • What is the legal system in North Cyprus?
    The legal system is the British legal system.
  • How long can I stay in the TRNC?
    You will be issued a 3 months visa for your visit. If you plan to stay longer, we can advise you on applying for residency permissions.
  • Is a visa required to live in North Cyprus?
    Yes. North Cyprus requires a visa for resident status. People coming from the U.K. and other major European countries automatically obtain a 3-month visa upon arrival. An extension of this time period can be granted, provided you successfully apply for a residency permit (implying that you plan to settle permanently). Typically, as the visa process can be long and tiresome, many people opt to hire a solicitor. Please see the FAQ regarding solicitors below.
  • Am I required to open a local bank account in order to buy property?
    An account at a local bank is not required to buy a property in North Cyprus.. However, if one desires to open a bank account, there is a wide selection of local and foreign banks, which offer a full range of services.
  • Any other charges?
    Water & electricity connection fees, which vary according to the project.
  • What is the average price of a solicitor in North Cyprus?
    Generally, solicitors charge around £1,500 – £2,000 for a purchase contract and £300 for the permit. This fee covers the handling of all applications required for living in North Cyprus. Solicitors also help in ensuring the validity and legality of transactions.
  • How do I ensure the validity and legality of financial and official transactions?
    The employment of a local solicitor is not required but is highly recommended. For a general fee a solicitor will personally follow-up on transactions at the local government offices. Furthermore, the solicitor will check your Contract of Sale to be signed by you and the developer of the property, therefore ensuring its legality and authenticity. A permit for owning a home is required which usually costs £300 more and is received about a year after occupancy.
  • Are there any additional taxes, fees, or charges that I should anticipate?
    Land Registry Transfer Fee at 12% (%6 will be paid on registration of contract and %6 will be paid on transfer of title deed) VAT at 5% Stamp Duty at 1.5% (stamp duty is payable at 0.5% of the contract value if paid within 1 month upon signing the contract. If it is not paid within this time, it will increase to 1.5%. You will have the option to pay upfront or pay during the transfer of the title deed with a higher rate). The sales process will come to an end when all of the above taxes are paid and the title deeds are registered in your name.
  • Can I purchase from abroad?

  • Do I need permission to live in Northern Cyprus?
    Yes; your permissions to live in Northern Cyprus are applied for by your solicitor at the appropriate government offices. This is typically part of your legal fees for buying property. Where this can be a long arduous process, it is best handled by a solicitor.
  • What documents are required when buying property in North Cyprus?
    Your passport is the only document required.

  • What are the Public Holidays?
    New Year`s Day (1 January), Children`s & Sovereignty Day (23 April), Labour Day (1 May), Youth and Sports Day (19 May), Peace and Freedom Day (20 July), Victory Day (30 August), Turkish Republic Day (29 October), North Cyprus Republic Day (15 November). The dates of religious festivals vary from year to year.
  • What is the currency in North Cyprus?
    The main currency of North Cyprus is the Turkish Lira although Sterling, Euros and Dollars are widely accepted on larger purchases. All property purchases are conducted in Pounds and the contracts will be drawn up in Sterling. Eurocheques, travellers’ cheques, and foreign currencies are usually accepted or exchanged in banks or exchange offices. You may also use most of the credit cards to pay in the hotels, supermarkets, etc. Since 2005 the official currency of the TRNC has been Turkish New Lira. Symbol: YTL (Yeni Türk Lirası). Banknotes: 200, 100, 50, 20, 10, 5, 1 YTL. Coins: 1 YTL; 50, 25, 10, 5, 1 Ykr (new kuruş).
  • Can I bring pets with me?
    Your pets are welcome here in North Cyprus! The required vaccination process includes a quarantine period and can be easily coordinated through your local vet.
  • What is the electric current?
    Power is supplied at 220/240 V AC, 50 Hz and wall fittings are generally the U.K. square three-pin type.
  • Do I need to change my driving license?
    Those with foreign licenses are permitted to drive for a period of three months, after which a local (TRNC) driving license must be applied for.
  • What language is used in North Cyprus?
    The official language in North Cyprus is Turkish. However, English is widely spoken. In fact, it is common for business to be conducted in English.
  • What is the dialling code of North Cyprus?
    The international dialling code 00 90 392 should precede the seven digit local telephone numbers when calling landlines from abroad. Mobile numbers are simply preceded by 00 90 and then the mobile number with the code, taking off the first zero. Mobile numbers usually start 542, 533 or 548. Public telephone booths are available and telephone cards can be purchased from the Telecommunications Office.
  • What is the unit used to measure land?
    Land in North Cyprus is measured using Donums and Evleks. One Donum of land is equivalent to 1,338 square metres, which translates into a third of an acre. The second unit, the Evlek, is a quarter of a donum or equivalent to 3,600 square feet.
